The highs and lows of an excellent office renovation.
In 2010, AXA Real Estate chose Gleeds to project manage the reconstruction of a collapsed building and the refurbishment of others in Madrid’s Prado Business Park.
Our expertise meant that that the design from L35 Architects remained on budget and achieved a BREEAM® Excellent rating.
Low life-cycle costs
Our team played a key role by providing AXA Real Estate with life-cycle cost services. These helped to ensure that the refurbishment and modernization of this 40,000m² office complex was specified to high environmental standards.
Low water and energy-using design
We also helped the designers deliver their project with high-energy efficiency and water savings as its main objectives. It’s estimated the development will use just 53% water and 65% energy of that of a similar-sized building in Madrid.
The height of style
And the design is unique as well as green. It fuses a renovated listed building – the Standard Electric factory – with a sleek, modern structure to create flexible working space offering plenty of natural light and green spaces.

As further testament to its green credentials, Prado Business Park was a finalist in the Endesa awards 2011 for the best sustainable building design.
